In short
How do I insure a tiny house in Germany? It depends on whether it stands on a foundation or on wheels. A fixed tiny house needs building insurance (Wohngebäudeversicherung) or a combined building and contents package, available from about EUR 170 a year. If it is registered as a trailer and moved on the road, you also need motor liability cover.
Published prices and guide values, as of October 2026.
| Example | Typical range |
|---|---|
| Building and contents package, tiny house on a fixed site, EUR 40,000 unit, EUR 6,000 contents, three year term | from about EUR 168 a year, without liability |
| Building insurance for a typical family home, for comparison | about EUR 35 to 80 a month |
| Tiny house on a foundation, 30 to 50 square metres, normal area | about EUR 150 to 350 a year |
| Motor liability for a registered trailer | about EUR 30 to 100 a year |
The package from EUR 168.47 is the price the provider itself states in its product sheet (05/2025,
three year term, annual payment, without liability).
The values for the tiny house on a foundation,
the trailer liability and the worked example are guide values from our quoting practice (Richtwert

Worked example
The tiny house is moved about once a year. They want cover for the unit, contents and liability.
| Package, EUR 60,000 unit, EUR 10,000 contents | about EUR 220 to 300 a year (guide value from our quoting practice) |
| Property owner liability | about EUR 20 to 50 a year (guide value from our quoting practice) |
| Motor liability for the trailer, seasonal plate | about EUR 30 to 60 a year (guide value from our quoting practice) |
Together about EUR 270 to 410 a year, roughly EUR 23 to 34 a month.
For insurance, what matters is what your tiny house is in legal terms. A tiny house on a foundation with power, water and drainage usually counts as a building. Then normal building insurance (Wohngebäudeversicherung) fits, just like for a house.
A tiny house on a registered trailer is also a vehicle. While it is moved on public roads it needs motor liability insurance (Kfz-Haftpflicht). If it stays in one place, you add a separate package for living in it.
Many standard building policies in Germany refuse timber frame homes on wheels or exclude theft of the whole tiny house. Ask before you buy whether the policy names your type of construction.
| Your tiny house | Suitable policy | What to check |
|---|---|---|
| fixed on a foundation, own plot | building insurance plus contents (Hausrat) | declare timber construction correctly |
| on wheels, parked long term | tiny house or mobile home package | theft of the whole unit included |
| on wheels, moved on the road | motor liability for the trailer, maybe partial cover | cover during transport |
| on a campsite | package with property owner liability | rules of the site operator |
Packages for tiny houses combine building and contents in one contract. Typical cover includes fire, lightning, power surges, burst pipes, storm and hail, burglary and glass breakage. Some also cover theft of the whole tiny house from its site.
Other natural hazards such as flooding, sewer backflow or snow load are often only covered up to a fixed limit, for example EUR 4,000. For a tiny house close to water that is not enough.
Purely cosmetic hail damage to a tiny house, such as dents in the cladding, is often excluded, and an excess of a few hundred euros may apply to storm and hail.
Packages for a tiny house parked on a fixed site start at about EUR 170 a year with a three year term and annual payment. That buys about EUR 40,000 for the unit and EUR 6,000 for contents, with liability extra.
A tiny house on a foundation in a normal building policy often costs less than a family home because the area is small. Timber construction, a flood zone and natural hazard cover push the price up.
If your tiny house stands next to your main home and is only used as a garden building, it may already be covered as an outbuilding in your existing building insurance. Check the limits for size and value.
Once someone lives in the tiny house or it is let to guests, report it to the insurer. Otherwise there may be a dispute in a claim.
Transport, liability as a property owner and solar panels on the roof of the tiny house are often missing. Frost damage to pipes is only covered if you heat the unit or drain the pipes in winter.
If you live in the tiny house, your furniture and electronics need contents insurance (Hausratversicherung) or the contents part of a package.
In Germany, building rules for a tiny house are set by each federal state and town. A tiny house that is lived in usually needs planning permission (Baugenehmigung). Clear this first, because some insurers ask for it.
A policy from your home country rarely covers a tiny house located in Germany. You need a German contract, and documents are usually in German.
